Increase the foundation

Different causes can lead to a foundation having to be increased. Basically, this is possible, but not without any foundation. What to look out for when raising a foundation, you can find out here.

Reasons to increase the foundation

The foundation is the foundation for many construction projects. In principle, this ranges from the foundation for a garden fence to the ground foundation of a residential building. Now, for various reasons, it can happen that the foundation is not (anymore) high enough. Typical causes are:

  • Foundation measured incorrectly
  • the requirements have changed and as part of a renovation the increase takes place

Now comes a slightly misunderstood sentence: in principle, the increase of a foundation is possible. But not always the foundation can be increased as it would meet the requirements. The subsequent demarcation is therefore not clear. It should rather provide a first clue.

Not every foundation can be easily increased

For example, elevating foundations that are part of a building permit is more problematic than increasing simple foundations such as the foundation for the fence. In addition, a distinction must also be made in terms of carrying capacity.

For example, floor slabs for residential buildings are often made in two parts: on the outside with a non-supporting and non-reinforced frost apron and on the inside with the reinforced floor slab, which must divert all loads. The frost apron could be easily increased, the armored bottom plate, however, not. In any case, a structural engineer or / and an architect must be called in here.

The distinction between building projects with foundations, which require or do not require a building permit, therefore also because there is a contract between you and the architect and / or the site manager, especially for construction projects requiring a permit. Accordingly, it may even be that the foundation has to be completely rebuilt. This can lead to a protracted litigation.

Foundations that you can raise

Unlike simple foundations for a mailbox or a small greenhouse. However, further measures must be taken, if necessary. It may well be necessary for both components to be firmly connected to each other. This can be done by primer or iron.

Various techniques for joining the concrete layers

In addition, old concrete is accurate to clean. Loose areas are to be removed completely. The Monier iron make a connection as in a reinforcement dar. It is especially important that these are later installed so that neither water nor air can lead to excessive corrosion. Primer is only to be recommended if it is a rather small foundation such as for the aforementioned fence or a small terrace.

Tips & Tricks

In the case of construction projects subject to approval, increasing the already installed foundation usually means nothing but an error in the execution. Therefore you should definitely consult a neutral expert and, if necessary, an experienced specialist lawyer.
