Dam old clinker façade - how to proceed?

Clinker façades usually have a very long service life - it is just as high as that of the house itself. However, the old clinker façade always gets problematic when it comes to subsequent insulation.

Damming problems

The problem is mainly due to the construction of clinker facades. As a rule, a clinker façade is set in front of the actual masonry. For very old houses, it is usually connected via the intermediate gap (air layer) with so-called air layer anchors with its own masonry. It was not until around the 1970s that the construction of clinker facades as self-supporting walls began.

Especially this air gap leads to problems when trying to insulate:

  • it can be either too wide or too narrow for adequate insulation
  • There may be water at the bottom of the air gap
  • the possible air layer anchors are a thermal bridge - the insulation can therefore not completely fill the air gap
  • The facade construction may be leaking so that pearlescent insulation materials (such as perlite) can trickle out after being blown in

Each of these problems must be addressed with appropriate measures. So narrower cavities are usually insulated with free-flowing materials (pearlite, EPS granules, airgel, lightweight foam granules), but it must first be ensured that the facade can hold the insulating material and there is no so-called "trickle" comes.

In old houses with clinker facade blow-in insulation is a very cost-effective way to insulate, which is also effective. In addition, it has some other advantages:

  • If insulating materials of at least 0.40 quality are used, in some cases even the values required by the EnEV can be achieved
  • the visual character of the house is not affected
  • the insulation is fast (usually 1 - 2 days) and without scaffolding, great effort and almost no dust and noise pollution

Other insulation methods

Other methods, such as the installation of an ETICS (thermal insulation composite system) on the clinker are always problematic, especially in old houses:

  • Moisture management is always difficult
  • eventually even the windows have to be laid in the insulation layer
  • Due to the air gap, the insulation is always very limited in an externally applied ETICS
