Prefabricated house in wooden stand construction - which lifespan do you have?

The market shares of prefabricated houses in timber frame construction are extremely low. This raises, among other things, questions on life and resale value. This plays an increasingly important role in the planning of the purchase. An answer to the question therefore tries to give this contribution.

Prefabricated house and prefabricated house

The classic "prefabricated house" as a standard model with a few options has almost disappeared from the market. Today, prefabricated houses are much more like "modular houses" - so many individual possibilities can be planned that it is almost a freely planned house.

The market share of prefabricated houses in timber frame construction, which are designed as a classic prefabricated house, is conceivably low. This type of prefabricated houses accounts for less than 15%. They are not always cheaper than solid houses today, but very often are already at the same price level - with corresponding individual designs often even more or less clearly.

Deviating lifetime estimates

However, the opinions so far have unanimously held that the lifetime of houses in timber frame construction is significantly lower. While solid brick buildings typically have a lifespan in the 80-100 years range, most of the appraisals for timber frame houses tend to be 40-60 years old - nearly half.

Structurally, this is not always nachvollzehen, many manufacturers point out that they fall back on the same standards, as the builders of solid houses. In addition, especially in prefabricated house construction with little individuality and the rate of construction defects is often lower. Many manufacturers have rigorous on-site quality control systems that are strictly enforced.

Impact of lifetime in the report

Of course, such an indication in reports has a clear impact on the resale value of the house. It is generally lower for prefabricated houses than for a comparable solid construction. But this is often due to little questioned attitudes and prejudices that are not always right:

  • Prefabricated houses were cheaper, that's why they are cheaper used
  • Prefabricated houses have a lower quality (you can not say that at a flat rate)
  • I can use prefabricated houses for less than a solid house

Tips & Tricks

One point that is often cited is that prefabricated wooden-frame houses are more susceptible to pest infestation and therefore need to be treated with many harmful substances. Under certain circumstances, this leads to unhealthy perspiration in the room air. Unfortunately, in many cases this is not to be dismissed.
