Which water damage the building insurance takes over

In the event of water damage, several insurance companies are eligible for claim settlement. If for the cause of the building owner is liable, the building insurance occurs. The standard version of compulsory insurance covers only water damage and the resulting rent losses caused by tap water.

Water damage

After a water damage, the question arises, who comes up for the damage. In addition to building insurance, private or building liability insurance and household contents insurance may also be responsible.

Which insurance must be taken in the event of water damage is regulated by law. The building insurance covers all water damage related to the water and sanitary installation. In addition, it compensates after a fire, the contiguous fire and water damage restoration including the damage caused by extinguishing water.

In the standard version, the building insurance is a pure tap water damage insurance. The only additional benefit is the reimbursement of rental losses to the building owner as a result of water damage. The building insurance partly covers storm and hail damage, which can also result in water damage.

Extended benefits and premiums

Each comprehensive insurance cover must be purchased separately at an additional cost. The building insurance can be extended to so-called natural damage insurance, which covers additional claims. Extendable elementary claims include:

  • Heavy rain
  • Earth subsidence and landslides

If earth subsidence or landslides are caused by tap water, the damage is included in the standard version of the building insurance. The bonuses for the additional scope of benefits vary and consist of:

  • geographic location of the building
  • Near waters
  • Groundwater level
  • meteorological situation
  • Age and condition of the building

Both in the standard and in the extended form, the premiums also depend on the tap water hardness. The benefits of fire damage, lightning strikes, explosions and crashes of manned missiles included in the building insurance have a greater influence on the premiums collected.

Elementary insurance and politics

The extension of the building insurance to an elementary damage insurance is offered almost exclusively as a complete package. Modular "assembling" of an individual insurance package is not possible. Therefore, many buildings on mountains are also insured against storm tides and many islanders do not need to worry about avalanche damage.

In particular, the flood damage in Germany in recent years, a political debate on a mandatory insurance against natural hazards. For the time being, the European Parliament has decided against it and thus does not correspond to the political intention of the German Government.

As a result of increasing flood damage, floods and heavy rainfall, the insurance industry has defined four hazardous areas. The classification has a further influence on the insurance premiums. The levels consist of four hazard classes (GK).

  • GK 2, one-time flood in ten to fifty years
  • GK 3, one-time flood in fifty to 200 years
  • GK 4, one-off flood less common than every 200 years
